Overview
Given its close proximity to New York City, world-class public transit system and recent explosion in cultural and entertainment venues, Newark ranks as the second fastest growing city in the Northeast. That growth is fueling residential and mixed-use development in many areas of the city, from the central business district to the University Heights and Lincoln Park neighborhoods.
What's more, Newark recently launched a "Downtown Living Initiative" that will amend zoning regulations to encourage additional residential development downtown. The goal is to attract thousands of new residents and turn downtown into a highly vibrant 24/7 center of activity.

Colleoni Apartments in Lincoln Park
Once lying vacant and boarded up, the Colleoni building has been fully renovated beyond its original glory by Regan Development Corporation and re-created into 29 oversized apartments. The building incorporates designer kitchens, a living room/dining area, spacious bedrooms and full tiled bathrooms with large soaking tubs. A gym, community room and on-site laundry facility complete the transformation of this historic building located in the Lincoln Park Coast Cultural District.

Eleven80
A beacon of success, this 35-story former Art Deco office building was converted in 2007 by Cogswell Realty Group into the first luxury rental building in downtown Newark in more than 40 years. The completely renovated landmark building, which is located at 1180 Raymond Boulevard, now features 317 upscale rental homes and amenities rivaling those found in luxury Manhattan buildings.

Richardson Lofts
Currently under construction, the nearly $17 million conversion by Newwork, LLC includes the addition of two floors and underground valet parking. The completed 67-unit building will include both market-rate (80%) and affordable (20%) rental housing. The studio, one and two bedroom apartments will be accessible through a unique common atrium restored from the building’s original 20th century use as a jewelry factory. Other amenities include onsite fitness and business centers, and a high tech security system. The building will also include features like a rooftop garden, as well as advanced ventilation systems that boost indoor air quality and reduce energy costs.

Packard Lofts
Drawing its new name from the historical building use as an automobile dealership, the existing 76,478 square foot two building structure’s current rehabilitation includes the development of 28 market rate condominium units, 7,152 square feet of retail space and 12,880 square feet of commercial office space. The 11.4 million dollar investment by Dubrow Management will include one and two bedroom residential units with an open floor plan and full kitchen, dining, and living areas. Some units will also include an added mezzanine feature, intended for use as a sleeping loft. As early as summer 2009, the building’s main entrance on Broad Street will expose the original decorative façade and entrance to the commercial office and retail spaces.
University Centre
Developed and opened in 2007 by American Campus Communities as off-campus housing for students at Newark's six colleges and universities, this state-of-the-art complex offer fully furnished two- and three-bedroom apartments. Amenities include a community center, movie theater, fitness center, study area, business center, 24-hour laundry facility and covered parking.
